In most condominiums, yes, with approval from the MCST or managing agent. Condo function rooms, pavilions and driveways host lion dance performances every CNY. The approval usually covers timing, noise and where the troupe can set up, and we handle that conversation for you if you prefer.
What management usually asks
Three things come up consistently: timing, most condos want performances between 10am and 8pm, insurance, we carry public liability coverage and provide the letter, and access, where the troupe parks and enters. Some condos ask for a small refundable deposit for the function space, the same as any private booking. We have never had a condo refuse a properly requested CNY performance.
Inside your unit
Your own unit needs no approval, though the drums will be heard several floors in each direction, that is rather the point. For indoor apartment blessings we bring the compact format: single lion, smaller drum, shorter routine, full ritual value.
The smooth way to do it
Book your slot with us first, then send your management one email with the details we provide: date, time window, headcount, insurance letter. Approval typically comes back within the week. The Email That Gets Approved
Managing agents approve fastest when the request answers their questions before they ask. Send them: the date and a one-hour window, the exact location, function room, driveway or pavilion, expected audience size, the troupe's name with a note that public liability insurance documentation is attached, and a contact number. We provide the insurance letter and a one-page event summary with every condo booking, most clients literally forward our PDF and add two sentences. Requests phrased this way come back approved in days; vague ones bounce between committee members for weeks.
Where in the Condo to Hold It
The driveway or main entrance makes the strongest show, the lion blesses the estate's threshold, which is the traditional point of the exercise. Function rooms work well for wet weather and evening slots, with our indoor percussion arrangement. Pool pavilions photograph beautifully but check the acoustics, hard surfaces plus water make drums carry further than expected. For unit-level blessings, the compact single-lion format needs no approval at all, though informing the concierge desk saves your visitors from a very confused security guard when the lion walks through the lobby.
Timing and Quiet Hours
Most MCSTs set quiet hours before 9am and after 10pm; we recommend booking between 10am and 8pm, which clears every estate's rules we have encountered. During CNY the tolerance is warmer, the estate that complains about festive drums on day 2 of the new year has not been built yet. Even so, we cap condo performances at 30 minutes of percussion and front-load the spectacle, the same etiquette that keeps our HDB shows complaint-free.
